Garage Door Rough Opening and Framing Chart (8x7 to 18x8)

For a garage door that will be jambed out with standard 2x lumber, frame the rough opening 3 inches wider than the door and 1.5 inches taller. A 16x7 door gets a 16 feet 3 inches by 7 feet 1.5 inches rough opening. A 9x7 gets 9 feet 3 inches by 7 feet 1.5 inches. That is the short answer, and it is the one most manufacturers publish. It is also not the only answer you will find, because plenty of experienced builders frame the opening at the exact door size instead. Both of those are correct. They are correct for different reasons, and picking the wrong one for your build is how a door shows up three inches too big for the hole. Why the published numbers disagree

Search this question and you will get two confident, incompatible answers on the same page of results, which is a fair reason to be confused.

Google's own answer box currently says the rough opening is the door width plus 3 inches and the height plus 1.5 inches. Directly below it, the highest ranked builder discussions say the opposite. A post in a framing group with the top voted reply from someone who describes fifty years of overhead door installs reads, in full: "The door and opening can be same, trim will close it up." A long running garage forum thread says "The rough opening is the exact same size as the door." A building science site says you typically frame the rough opening the same size as the door and get your overlap by casing it with 2 inch material.

And here is the part that makes it genuinely messy: one of the dealer pages that Google's own answer cites for the plus 3 and plus 1.5 rule publishes, on that same page, a 10 feet 9 inches by 10 feet 3 inches rough opening for a 10x10 door. That is plus 9 and plus 3, not plus 3 and plus 1.5. The answer box has stitched two different conventions into one instruction.

Nobody is lying. The number changes because the amount of wood going into the opening after framing changes, and most pages never say which they assumed. Work it from the door backward and the whole thing resolves:

  • The door is ordered to the finished opening. A 16x7 door covers a 192 by 84 inch finished opening. That number is fixed. Everything else is carpentry around it.
  • Jamb with 2x lumber (1.5 inches actual) on both sides and under the header, and the framing has to be 3 inches wider and 1.5 inches taller to leave you the finished opening. That is the plus 3 and plus 1.5 rule, and now you can see it is not a rule of thumb at all, it is just two jamb legs and a header liner added up.
  • Jamb with 1x lumber (0.75 inches actual) and the same arithmetic gives you plus 1.5 wide and plus 0.75 tall.
  • Use a thicker build-out, a doubled jamb or a 2x4 laid flat, and you land on the bigger numbers some dealers publish. Still correct, different wood.
  • Skip the liners entirely, frame at the exact door size, hang the door behind the opening and let the stop moulding seal it. That is the builders' answer, and it is a completely standard way to do it.

One failure mode matters more than all of this: framing the opening at the exact door size and then adding 2x jamb liners. Now your finished opening is 3 inches narrow and 1.5 inches short, and a garage door has no trim, no plane and no shim that will save it. It is not a door you can cut down. That is the mistake the two camps of advice quietly create between them, and it is the one worth framing your decision around.

What each dimension actually means

The opening seen straight on. Backroom is the fourth dimension and it does not appear here, because it runs back into the garage rather than across the wall. Measure it separately.
  • Rough opening. The raw framed hole, before any jamb liner or trim goes in. This is the number a framer works to.
  • Finished opening. What is left after the jambs are in. This is the number the door is ordered to and the number a door supplier means when they ask for your opening.
  • Header. The beam over the opening, carrying the load that the missing wall used to carry, bearing on a jack stud at each end.
  • Center spring anchor pad. A vertical block of wood, usually a 2x6 or 2x8, centered above the header. The torsion spring anchor bracket bolts to it, so it carries the full spring tension. It gets installed during framing and it is a nuisance to add later.
  • Headroom, side room, backroom. The three clearances that decide which hardware package will physically fit. They have nothing to do with the door size and everything to do with the price of the job.

Published minimums vary a little between manufacturers, so treat these as the working band rather than one magic number. Anything at the bottom of a band leaves no margin for a header that is slightly out of level, and headers are often slightly out of level.

Side room is the one people forget, and it is the one that is hardest to fix after the fact. An electrical subpanel, a laundry hookup, a water heater or a window set close to the opening can rule out standard track on a wall that looks perfectly fine, and none of that shows up in any measurement you take of the opening itself.

You will find pages that print a header size against each door width, as though a 16 foot opening always takes the same beam. We are not going to do that, and the reason is worth two minutes.

A header is sized by what is above it and how far it spans, not by the door under it. A 16 foot opening in a single storey detached garage with a light roof and a 16 foot opening under a bedroom with a bearing wall above it are two different beams, and the second one may be an engineered member rather than dimensional lumber at all. Snow, roof framing direction, point loads, and here in coastal Virginia the wind load the assembly has to resist, all move the answer. That number belongs to your plan, your building official or an engineer, and a garage door company that hands it to you off a chart is guessing on your behalf about something structural.

What we can tell you about the header is the part that touches the door. It has to span the full rough opening with bearing at each end, it has to be flat and level, because the door tracks and the torsion shaft mount to it and an out of level header shows up as a door that closes crooked, and it has to be backed by that center anchor pad. If your header is in and the door is not, we will check it as part of the measure.

When the headroom is short

Short headroom is common and it is not a dead end. It changes the hardware, not the possibility.

  • Low headroom torsion track gets you to roughly 9.5 inches by splitting the track into a dual path.
  • Extension springs need about 10 inches and are the older, simpler answer, though they want safety cables and they wear differently.
  • A jackshaft or wall mount opener mounts on the wall beside the torsion shaft rather than hanging from the ceiling, which takes the opener out of the headroom equation entirely. It is the usual answer when there is a finished room over the garage or a ceiling full of ductwork.

Framing for a coastal Virginia garage

Three things come up here more than they do inland.

Wind rated doors do not change the rough opening, they change the attachment. A wind load rated door earns its rating as an assembly: the door, the track, the jambs and the fasteners into the structure. The opening size is identical to a standard door of the same width. What changes is that the jambs have to be solid and fastened to the manufacturer's schedule, and the header and the surrounding framing have to actually receive that load rather than just hold the wood in place. A rated door screwed to a jamb that is not up to the spec is a rated door on paper only. If you are building or replacing in Virginia Beach, Sandbridge, Poquoson or anywhere else where wind rating is on the table, get the door manufacturer's installation detail in front of whoever is framing, before the framing goes up.

Low headroom shows up in older stock. Plenty of the older garages here, and most of the raised or converted ones, come in under the standard torsion clearance. It is rarely the original build that causes it. It is usually a room finished over the garage, a duct run across the header or a ceiling that was dropped at some point after the house was built.

A 16x7 is the safe first assumption locally, and only an assumption. That is worth knowing if you are budgeting or ordering parts blind. It is worth saying plainly what that record is and is not: it is a log of jobs we were called to, not a census of Hampton Roads garages, and a call log oversamples doubles because a 16 foot door is heavier, carries more spring load and breaks more often. It is a starting assumption. It is not a substitute for a tape measure.

Before you frame or order

  1. Settle the finished opening first. Pick the door, write down the finished opening it covers, and treat that as the fixed number.
  2. Decide the jamb detail at the same time. 2x liners, 1x liners or none. That single decision sets the rough opening, and it has to be made by whoever is framing, not discovered by them later.
  3. Confirm the convention with the supplier. Ask them straight out whether the size they are quoting is the finished opening or the rough opening. It takes one question and it is the question that prevents the expensive version of this problem.
  4. Measure the three clearances. Headroom to the lowest obstruction, side room to the nearest obstacle each side, backroom straight back. Write them down before anyone quotes hardware.
  5. Get the anchor pad in during framing. A 2x6 or 2x8 centered above the header. Adding it afterward means opening finished drywall.
  6. Check the header for level, not just for size. Out of level headers are the quiet cause of doors that seal on one side and gap on the other.
