Garage door opener mounted to ceiling

Most garage door opener problems aren't the end of the opener, it's a worn gear, a dead capacitor, a misaligned photo eye, or a drained battery in the remote. We diagnose honestly: if it's worth repairing, we fix it for a fraction of replacement. If it's past its service life, we'll tell you straight and install a quiet, modern belt-drive unit that will outlive the one it replaces by a decade.

Opener repair vs. replacement

1. Full diagnostic first

We open the head unit, check the logic board, capacitor, gear assembly, travel module, and drive system before recommending anything.

2. Honest repair/replace call

If your opener is less than 10 years old and the repair is under ~$240, we repair. If it's over 12 years, doesn't have photo eyes, or has a cracked case, replacement almost always makes more financial sense.

3. Quality replacements only

We install LiftMaster 8550W / 8500 (jackshaft for cathedral ceilings), 8500W belt drives, all with Wi-Fi, battery backup, and quiet operation.

4. Full setup

Force/travel limits, photo eyes aligned, 2 remotes, wall console, wireless keypad, myQ app paired, and HomeLink programmed if your vehicle supports it.

5. 5-year install warranty

Plus up to lifetime motor warranty on LiftMaster Elite series.

Answers to common questions

Opener Repair & Installation FAQ

My opener runs but the door won't move, what is it?

Usually one of two things: (1) a stripped plastic main drive gear (especially common on 7–10 year old Chamberlain/LiftMaster chain drives), or (2) a broken spring making the door too heavy for the opener to lift. Both are same-day repairs.

My opener is old. Is it even worth repairing?

If it's pre-1993 and has no photo eyes, it's not code-compliant and should be replaced. If it's over 12 years old and already making noise, you'll get more value from a new belt-drive unit.

What's the best opener on the market right now?

LiftMaster's 8550W-class Wi-Fi belt drive is the go-to for most Hampton Roads homes: battery backup (Virginia requires it in some scenarios), quiet belt drive, myQ app, DC motor, 1-1/4 HP equivalent. Lifetime motor, 5-year parts.

Do new openers work with my existing remotes?

Usually not, frequencies and rolling-code systems change every few years. We include 2 fresh remotes with every install and program your HomeLink/HomeLink 7.0 vehicle button.

Can you install an opener on a cathedral ceiling?

Yes, the LiftMaster 8500W jackshaft mounts on the wall next to the door and is ideal for cathedral/vaulted garages, in-ceiling storage, or anywhere you need the rail off the ceiling.

How much does garage door opener repair cost?

Most common repairs run $120–$380 installed: safety sensor realignment or replacement ($140–$220), logic board swap ($220–$350), new remotes or keypad programming ($90–$160), gear kit for chain-drive units ($180–$280). A full opener replacement with a modern belt-drive unit and 2 remotes starts around $560 installed.

Why won't my garage door close and the opener light is blinking?

Nine times out of ten, it's the safety sensors (photo-eyes) at the base of the tracks, they're misaligned, dirty, or have a spider web across the lens. Confirm both LEDs are solid (not blinking), wipe the lenses, make sure nothing on the floor breaks the beam. If one LED still blinks, the sensor needs re-aiming or a wire repair.

When should I repair my opener vs. replace it?

Replace if: the opener is 15+ years old, has no rolling-code security (pre-1993 models are vulnerable to replay attacks), no battery backup (California-style laws are spreading), or the gear housing is stripped. Repair if: it's a logic board, capacitor, remote, sensor, or belt/chain, those are all cheaper than replacement and buy you many more years.

How long do garage door openers typically last?

Quality belt-drive openers from LiftMaster or Chamberlain run 15–20 years under normal residential use (3–5 cycles a day). Chain-drive units are typically 12–15 years. Cheap builder-grade units bought from big-box stores often start failing at year 7 or 8, we replace more of those than anything else.

How do I reset my LiftMaster or Chamberlain opener?

Find the 'Learn' button on the back of the motor unit (color varies by model, it's under a small light cover). Press and hold it for 6 seconds, the indicator light will go out. That clears all paired remotes and keypads. To re-pair, press Learn briefly, then press a remote button within 30 seconds.

Can I fix a garage door opener myself?

Sensor cleaning, battery swaps, remote reprogramming, and lubricating a noisy chain, all fair DIY. What we recommend hiring out: logic board replacement (shock risk and easy to fry with a wrong wire), gear kit replacement on a motor (specialty tools, easy to damage the drive shaft), and any work where the door needs to be safely supported while the opener is disconnected.

What brands of garage door openers do you service?

LiftMaster, Chamberlain, Genie, Craftsman (older Sears models), Linear, Guardian, Wayne Dalton / IDrive, Marantec, and the Costco-rebranded units. If we can't source parts for an obsolete unit we tell you straight and recommend a replacement.

Before you call

Quick opener diagnosis by symptom

Work the table from top to bottom. Most of these checks take 60 seconds and rule out the cheap fixes before you pay for a service call.

Symptom Most likely cause You try first
Nothing happens when you press the remote Dead remote battery, or opener unplugged/breaker tripped Swap the CR2032 in the remote. Try the wall button, if it works, it's the remote.
Opener motor runs but door doesn't move Release cord pulled, or stripped drive gear Check the red emergency release, pull toward the door to reconnect, not down. If still nothing, it's gears.
Door starts to close then reverses Safety sensor misaligned or obstructed Look at both sensors, both LEDs should be solid. Wipe the lenses. Check for anything (a broom, a rake, a bag) breaking the beam.
Door closes 6 inches then reverses Close-force limit needs adjustment, or rollers/track issue Don't increase the force limit yourself, that defeats the safety. Call us; it's usually a track or roller fix first.
Loud grinding noise during travel Worn gear kit (chain-drive) or unlubricated rollers Lubricate the rollers and hinges with a garage-door-specific lube (not WD-40). If noise persists, it's the gears.
Wall button works, remote doesn't Remote needs re-pairing after a power event Press the Learn button on the motor briefly, then press the remote button within 30 seconds.
Opener runs for 10 seconds then stops Travel limits set wrong, or door binding on track Inspect the tracks for dents and the rollers for broken stems. Call us, this usually needs both a limit reset and a physical fix.

If you work your way through this and the issue isn't obvious, call us at (757) 777-3330. We'd rather diagnose it than have you buy a part you don't need.
