Three Families Came Home From Vacation to a Garage Door Problem Last Week. Here Is the 10-Minute Routine Before You Leave Town.

The week around July 4th produces a predictable wave of garage door service calls in Hampton Roads, and last week we took three from families who came home from vacation to a surge-killed opener, a door that had stood open for two days, and mice living under a flattened bottom seal, all three preventable with about ten minutes of prep. An empty house cannot press the wall button, notice a storm, or hear a door rumble open at 2 AM, so whatever weakness the door has when you leave is the weakness it exercises all week. Below are the three calls, what each family could have done before backing out of the driveway, and the exact 10-minute checklist we now text customers before summer trips.

Three calls, one pattern

Questions before you book? Ask us first, no obligation, no pressure.

Call one came from Kempsville, zip 23464. The family spent a week in Corolla while a June 26 thunderstorm rolled across South Hampton Roads. Lightning did not hit the house; it did not need to. The surge that rode in on the service line found the most sensitive electronics plugged into an unprotected outlet, which in a lot of homes is the garage door opener hanging from the ceiling. Dead logic board, and a board replacement on a 9-year-old unit made less sense than a new opener. We ran the same failure in Tabb in June.

Call two came from Ocean View in Norfolk. A neighbor phoned the traveling homeowners because their door was standing wide open, and by the time anyone checked the camera, it had been open for two days. Nothing was taken, which is luck, not planning. The culprit was a phantom open: a 20-year-old opener still on wide-open frequencies, plus the RF-heavy environment near Norfolk Naval Station that we documented in our piece on remote interference near the naval bases. Old dip-switch remotes and stray transmissions do not care whether you are home.

Call three came from Bennetts Creek in Suffolk. The house sat quiet for nine days, and quiet is exactly what mice want. The bottom seal had been flattened for a year, leaving a gap a little over a quarter inch at one corner, which is all a house mouse needs. With no doors slamming and no cars coming and going, the garage became a nursery. The family came home to droppings on the steps and a chewed bag of grass seed.

Sixty seconds: the lock button and vacation mode

Nearly every opener installed since 2012 has a LOCK button on the wall console. Hold it until the light blinks and every handheld remote and keypad goes deaf while the wall button and smartphone app keep working. That single press would have prevented the Ocean View door from answering a stray signal. Smart openers from LiftMaster, Chamberlain, and Genie also offer a vacation or away mode in the app that does the same thing with alerts added, so your phone buzzes the moment the door moves. If your opener predates rolling-code remotes, which means roughly pre-1996 with dip switches inside the remote, phantom opens are a known failure mode near military RF sources and the fix is a new opener, not a new battery.

The $12 slide lock, and when unplugging makes sense

A manual slide lock bolts to the inside of the door and throws a steel bar into the track, so the door stays shut even if the opener fires or someone fishes the release cord through the top of the door. It costs about $12 in hardware and ten minutes to install, and it turns the garage door into a deadbolted door. Engage it only after everyone is out, and leave a note on the wall button so the first person home does not burn out the opener trying to lift a locked door. For trips longer than two weeks, unplugging the opener entirely is reasonable: it removes the surge target and the phantom-open risk in one move. For a one-week beach trip, the lock button plus a slide lock covers the same ground with less hassle.

Surge protection, because storms do not check your travel plans

Already sure yours needs work? Book the repair, we are usually there in 2 to 4 hours.

Hampton Roads averages a thunderstorm every third day in July, and the opener is the appliance most often left on an unprotected ceiling outlet. A quality surge protector rated for motor loads runs $90 to $130 installed, against $220 to $350 for a logic board replacement or $560 to $680 for a new opener installed when the board is fried on an older unit. The Kempsville family's June invoice would have been one line instead of four. If your opener already flickers, forgets remotes after storms, or hums before it moves, have it checked at our opener repair page before the trip rather than after.

The perimeter check that keeps mice out of an empty house

Not sure what you are looking at? Send us a photo first, no obligation.

Before you load the car, close the door and look at the bottom edge from inside with the lights off. Daylight showing anywhere along the slab means the seal is done sealing. A house mouse fits through a quarter-inch gap, a Norway rat through a half inch, and the City of Norfolk lists both, plus roof rats, as resident public health pests, with roof rats more common in coastal Hampton Roads than anywhere else in Virginia. Vinyl seals last only 2 to 3 years on the coast because salt air and heat bake them flat, versus 7 to 10 inland. A coastal-grade EPDM bottom seal runs $249 on a single-car door and $289 on a two-car, and a stainless mesh anti-rodent core adds $40 to $80 for garages that have had visitors before. Details are on our bottom seal and doorstop page, and the energy math is in our seal, rodent, and energy guide. The gap also costs you money while you are gone: the Department of Energy pegs the garage-to-home interface at 10 to 13 percent of whole-home air leakage, and your AC runs all week whether you are there or not.

The 10-minute pre-trip checklist

Want all of it done in one visit? Book online and mention you are leaving town.

  • Press and hold the LOCK button on the wall console until it blinks. Handhelds and keypad off.
  • Enable vacation or away mode in the opener app if you have one, and turn on open-close alerts.
  • Engage the manual slide lock, and leave a note on the wall button.
  • Trips over two weeks: unplug the opener instead.
  • Check the ceiling outlet for a motor-rated surge protector. No protector, add one before storm season peaks.
  • Lights-off daylight check along the bottom seal. Any glow, schedule a seal replacement.
  • Take the garage remote out of any car parked in the driveway. A visible remote is a house key on the sun visor.
  • Ask a neighbor to glance at the door when they get the mail.

Ten minutes, and the door you come home to is the door you left. If any single item on that list fails the check, we can usually fix it in one visit the same week you call.

Frequently asked questions

Should I unplug my garage door opener when I go on vacation?

For trips longer than two weeks, yes: unplugging removes both the lightning surge target and any chance of a phantom open. For a one-week trip, pressing the wall console LOCK button and engaging a manual slide lock accomplishes the same security with less hassle, and smart openers keep sending alerts while locked.

What does the LOCK button on my garage door opener wall console do?

Holding the LOCK button until the light blinks disables every handheld remote and outside keypad while keeping the wall button and smartphone app working. It is the fastest way to stop stray signals or a stolen remote from opening the door while the house is empty.

Why did my garage door open by itself while I was away?

The usual causes are RF interference triggering an old fixed-code opener, a shorted wall-button wire, or a neighbor's remote programmed to a matching frequency. Pre-1996 dip-switch openers are the most vulnerable, and homes near Norfolk Naval Station, Oceana, and Langley see it more because of the dense radio environment. A rolling-code opener ends the problem.

Will a regular power strip protect my garage door opener from lightning?

A basic power strip offers little to no surge clamping. A surge protector rated for motor loads, properly rated in joules and installed at the opener outlet, runs $90 to $130 installed in Hampton Roads in 2026, compared with $220 to $350 for a logic board replacement or $560 to $680 for a new opener installed after a strike.

How do mice get into a garage with the door closed?

Under the door. A house mouse fits through a gap of about a quarter inch, and coastal heat and salt air flatten vinyl bottom seals in 2 to 3 years. A lights-off daylight check along the slab shows exactly where the seal has failed, and a coastal-grade EPDM replacement runs $249 to $289 for most residential doors.
