What is the trim around the garage door called?

The trim around a garage door is called the doorstop molding, or garage door stop: the strip nailed to the jamb on both sides and across the top that the closed door rests against, with a rubber or vinyl flap that seals the gap between the door and the frame. Homeowners also call it the garage door jamb trim, the weather-seal trim, the side and top weather stripping, or just "the flap around the garage door." It is a different part from the rubber bottom seal on the door's lowest panel, and the two are often replaced together because they fail at the same age. This page covers the garage door opening only; siding, window and entry-door trim is carpentry work, not garage door work.

How much does it cost to replace the trim around a garage door in Hampton Roads?

Seaside Garage Door Experts replaces the garage door trim (doorstop molding on both jambs and the header, with a new weather flap and stainless fasteners) for $249 to $450, installed. If the rubber bottom seal is also shot, the combined job is $349 to $549; the bottom seal on its own is $110 to $289. Those are the lines on our published price list; a jamb with rot behind the trim, brick or stucco returns, or a 20-foot opening can run higher, and you hear that number before we start. The estimate is free and there is no trip charge anywhere in our Hampton Roads core area.

How do I know the garage door trim needs replacing?

Press a screwdriver into the trim near the driveway: if it sinks in, the pine has rotted and the whole run needs to come off. The other signs we see on Hampton Roads calls: paint peeling or bubbling on the strip beside the door; the rubber flap cracked, curled or missing so you can see daylight down the sides of the closed door; the door sticking or squealing against swollen trim on humid mornings and loosening by afternoon; water on the garage floor along the edges after a storm; mouse droppings or palmetto bugs along the sides; and a flap that no longer touches the door at all because the door was adjusted and the trim was not. One of these is enough to book a look; the inspection is free.

What do you use for the trim around a garage door, and why not pine?

We install cellular PVC garage door stop molding with the vinyl weather flap molded in, because PVC does not absorb water, so it does not rot, swell, split or feed termites the way builder-grade finger-jointed pine does. Most homes in Hampton Roads built from the 1980s through the 2000s got pine stop molding from the builder, and on the coast that pine sits in salt-humid air, gets hit by sprinklers and driveway splash, and in our experience is usually soft within 10 to 15 years. Aluminum-wrapped trim is another option; it stays straight but dents and still needs a separate flap. PVC is paintable (it comes white), takes stainless or coated fasteners so nothing rusts through, and the flap is part of the strip instead of a stapled-on add-on. We caulk the outside joint so water runs off instead of behind the trim.

How is garage door trim replaced?

We pull the old stop molding off both jambs and the header, check the jamb wood behind it, cut and fit new PVC molding so the flap just kisses the door face, fasten it with stainless screws, and caulk the exterior joint; a two-car door takes about 1.5 to 3 hours. The important step most do-it-yourself jobs skip is the fit: the flap should touch the door along its whole length without pushing on it, or the door drags and the flap wears out in a year. If the jamb itself is rotten behind the trim we tell you on the spot and quote the jamb repair before anything is cut. You can paint the new trim the day after we leave, or leave it white.

Does new trim fix the gap between the garage door and the wall?

Yes, when the gap is at the sides or the top: the new stop molding is set tight to the door face and its flap closes the gap that lets light, wind, rain and bugs in. A gap under the door is a different part, the bottom seal, and an uneven slab may also need a threshold strip. Our two-minute pencil test tells you which one you have before you call.

Should I replace the trim or the whole garage door?

If the door panels are sound and it runs smoothly, replace the trim: a trim job is $249 to $450 and a new two-car steel door starts at $1,780 on our price list. A Virginia Beach homeowner booked us this August for exactly that question, the trim around the garage door first and possibly the door itself, which is the right order to ask it in. Rotten trim makes an older door look worse than it is. We check the sections, springs and tracks at the same free visit and tell you plainly which side of that line you are on. If it is time for a new door, see garage door installation.

Portsmouth 23707: trim replaced on its own, September 2026

Single-car carriage-style garage door in Portsmouth, Virginia before the garage door trim (doorstop molding) replacement, September 2026
The Portsmouth door before the new PVC stop molding went on, from the job ticket, September 18, 2026.

A homeowner in Portsmouth 23707 booked us for weatherproofing around a single-car carriage-style door: the perimeter was letting air and water in. The ticket was door stop vinyl trim only, no new door and no bottom seal, on an 8x7 opening. We pulled the old stop on both jambs and the header, fitted new vinyl stop molding with the weather flap set to the door face, and sealed the outside joint. One visit, priced on our published garage door trim line.

Virginia Beach 23451: new insulated door with a window row, trim included, summer 2026

A Virginia Beach homeowner's door failed and we had it working again the same day, then replaced it ahead of schedule with a 16x7 insulated steel-back recessed-panel door (R-16.2) with a row of windows, and new door stop trim around the whole opening. The customer wrote on Google (Joshua W., August 17, 2026, 5 stars): "When our door broke, he was there in an hour to get it workable and had a replacement installed earlier than he promised." David's public reply on the same review: "Adding the window row and trim really finished it off nicely." New trim goes on every door we install, because old swollen pine against a new door drags on day one.

Virginia Beach 23452 (Thalia): new single-car door, belt opener and trim, October 2026

In the Thalia area of Virginia Beach we replaced a tired single-car door with an 8x7 insulated vinyl-back classic door, installed a Chamberlain belt-drive opener with MyQ Wi-Fi, and finished the opening with new door stop trim. The review came the next day (Beth D., October 9, 2026, 5 stars): "On time and very efficient. Did a great job." Trim on a new-door job is its own line on the estimate, so you see it before you sign.

From our job records

In our own job system (UltimatePro, read October 18, 2026), door stop trim appears as a line on 25 estimates and invoices since 2024, on 20 of them alongside a new door, and 8 of 172 service tickets name the seal, the weather stripping or the trim in the customer's own words, 5 of those since August: a Virginia Beach 23452 homeowner asking to replace the trim around the door, a Norfolk 23518 homeowner asking for the door stop and bottom seal with a tune-up, a Portsmouth 23707 bottom seal and perimeter job, and two Virginia Beach bottom-rubber calls in October. On the phone it is described as the rubber stripping at the base, the trim around the garage door, the flap, or simply gaps around the door that let water, bugs and once a snake into the garage. This page is written in those words.

Garage door trim replacement FAQ

What is the trim around a garage door called?

It is called the doorstop molding or garage door stop: the strip on both jambs and the header that the closed door rests against, with a vinyl weather flap that seals the sides and top. People also call it the jamb trim, the weather-seal trim or the garage door side and top weather stripping.

How much does it cost to replace the trim around a garage door?

Seaside Garage Door Experts' published price is $249 to $450, both jambs and the header in cellular PVC with a new weather flap. Trim plus a new bottom seal is $349 to $549, and the estimate is free.

Can I replace garage door trim myself?

You can, with a saw, a level and a dry day, but the fit is what makes it last: the flap has to touch the door along its full length without pressing on it, and the outside joint has to be caulked or water runs behind the new trim. Most of the trim we replace in Hampton Roads is rotted pine or a do-it-yourself strip that was nailed too tight to the door.

What is the best material for garage door trim in Hampton Roads?

Cellular PVC stop molding with the weather flap molded in. It does not absorb water, so it will not rot, swell or split in salt air the way finger-jointed pine does, it takes paint, and it holds stainless fasteners that will not rust through.

How long does garage door trim replacement take?

About 1.5 to 3 hours for a two-car door, in one visit, with the trim, flap, fasteners and caulk on the truck. If we find rot in the jamb behind the trim we quote that before anything else is cut.
